How do you decide what to do?
You want to make the right decision!
But you just don’t understand the difference between all the epoxies, paints, stains and sealers Everyone sold.
They all claim to be her best and the the easiest apply!
So what are you doing?

Well, I can help you there. I am not selling any of these!
But I install them.
I’m Mike and my company Concrete Floors by Day, Inc has been installing garage floor epoxies, concrete floor stains and sealers for over 30 years.
That’s us above preparing a garage floor for an epoxy coating.
I’ll share with you what I’ve learned from my experiences and give you my unbiased opinion on which ones I like and which I don’t like.
What is the best garage floor paint for your garage floor?
Want a fantastic looking garage floor?
When I’m looking to spend money or “invest” money in flooring for my garage, I look for three basic qualities.
- Durability – I want it to last a long time.
- Appearance – I want the floor to make me feel good
- Maintenance – I want it to be easy to clean

These two tiers look amazing!
Both have some kind of coating that I think is excellent.
One is a polyaspartic polyurea and the other is a 2 part 100% solids epoxy.
Consider hiring a professional to do this
polyaspartic polyureas are the best type of garage floor coating your money can buy in my opinion. They have excellent wear, scratch and chemical resistance. If installed correctly, they will last a long time. And you can be as decorative or simple as you like. |

2 part, 100% solids epoxy resin is another excellent choice for garage floors. In my opinion just behind polyaspartic. They are very durable, come in many colors and are fairly easy to keep clean. |

If the floor is ok one concrete stain with a clear topcoat of polyaspartic polyurea or a 2-part, 100% solids epoxy is another good choice. Stain gives the concrete a unique look that is very attractive. |

We install these three types of garage flooring more often than any other type of coating.
In my opinion they are NOT a do it yourself Type of garage floor coating project. They all require some training, product knowledge, and practice to perfect.
You could apply an acrylic concrete sealer
concrete sealing is the most popular and probably the most inexpensive coating you can apply to your floor. Sealers are clear or colored like the ones I’m spraying on at right. |

Sealants are a good product. They are easier to apply than epoxies, but typically need to be recoated every year or two.
Roll on floor mats are easy to install. They come in many colors and textures. They’re pretty cheap, but they get dirty pretty easily. If you don’t mind a bit more maintenance keeping it clean, this might be fine. |

A pair I would avoid
1 part epoxyAcrylic or latex concrete floor paint are the low quality floor coverings to put on your garage floor. This is of course my opinion, but that opinion comes from experience. |

I always get calls from homeowners who have this stuff installed on their floor and wonder why it’s peeling after a month or two.
These products are simply cheap, quick and easy to install.
The problem is they just can’t stand up to the wear and tear that a garage takes from cars, foot traffic, and work areas.
PVC floor tiles for garages are durable, easy to install and available in all kinds of colors. What I don’t like is that water and dirt get between the tiles. |

After a while, the humidity can start to cause mold and mildew. The only way to clean under the tiles is to remove them, clean the floor and put the tiles back on.
Doesn’t sound like much fun to me. On top of that they are quite expensive and I think I would avoid those as well.
